FAQ: Freehold & Leasehold
• Freehold (ซื้อขาด): ผู้ซื้อได้กรรมสิทธิ์ในโฉนดหรือห้องชุดอย่างสมบูรณ์ตลอดไป สามารถขายต่อหรือส่งต่อเป็นมรดกได้ตามต้องการ
• Leasehold (สิทธิ์เช่าระยะยาว): เป็นการเช่าระยะยาวสูงสุด 30 ปีตามกฎหมายไทย (และอาจต่ออายุสัญญาได้ตามข้อตกลง) ผู้ซื้อได้สิทธิ์ครอบครองและใช้ประโยชน์ตามระยะเวลาสัญญา
• Freehold: Absolute ownership of the property indefinitely. The owner holds the title deed with the right to sell or transfer as an inheritance.
• Leasehold: Long-term rental lease, typically up to 30 years in Thailand (with options to renew). The buyer holds the right to use the property for the duration of the lease.
ชาวต่างชาติสามารถถือครองกรรมสิทธิ์คอนโดแบบ Freehold ได้ตามกฎหมายไทย ภายใต้โควตาต่างชาติ (Foreign Quota) ซึ่งต้องไม่เกิน 49% ของพื้นที่ขายรวมในอาคารชุดนั้น หากโควตาเต็มแล้ว สามารถเลือกซื้อเป็นสิทธิ์เช่าระยะยาว (Leasehold) เป็นทางเลือกที่มั่นคงและถูกต้องตามกฎหมายเช่นกัน
